Brookwood Mall was originally developed as an enclosed shopping mall in the 1970's. This original project included significant sitework as the site is an old lake and location of Shades Creek. As part of the original development, Shades Creek was redirected to run between Lakeshore Drive and the Mall Property with access to the mall provided by four bridges. Phase 1 of the redevelopment of the Mall occurred in 2000 and included the complete renovation of the mall and the transformation of the mall to include both lifestyle center shopping and enclosed mall shopping. The next phase of development, completed in 2007, was the addition of an additional parking deck and the Colonial Center office building which serves as the headquarters of Colonial Properties.
